Renting Procedure

Ensuring a smooth and pleasant rental experience is vital for both landlords and tenants. Following the proper procedures helps maintain a positive and respectful relationship throughout the tenancy.

Letter of Offer

Review and list down requests.

Tenancy Agreement

Review and to be agreed upon by both parties before signing Letter of Offer.

Sign and Book

Once booking fee & Letter of Offer has been signed, agents will then prepare the unit accordingly.

Tenancy Agreement

Both the tenant and landlord are required to review the draft copy of the Tenancy Agreement. Mutual agreement must be reached by both parties before proceeding to the Letter of Offer.

The tenant will communicate their requests to the agent, which will be documented in the Letter of Offer. This document will then be presented for signature by both the tenant and landlord.

Option 1:

  • Agent Stamping (Admin Fee): RM300
  • The stamping fee will be determined by LHDN, based on the rental amount and the duration of the lease.

Option 2:

  • Tenant Stamping: No additional charge
  • Stamping costs are subject to LHDN’s determination, which varies according to the rental rate and the length of the lease.

We will conduct a thorough move-in inspection, capturing detailed photos and videos to ensure full transparency between both parties. This process accurately documents any existing damages or defects, helping to prevent the deposit from being used to cover these issues upon move-out.

We will conduct a comprehensive move-out inspection alongside the landlord or their representative to ensure all details are accurately recorded. Any defects or damages will be mutually agreed upon during the handover and formally signed off to prevent complications later on.
